Bought a 5 Speed Prelude but it has a few problems

Hey guys I bought a 1997 Honda Prelude about a week ago for $3700.
Here it is: WTS 97 Prelude, 5-speed, Daytona Beach FL
It has a few things wrong with it and I just wanted to know if these problems are common and how to fix them.

So I took the car into Coggin Honda to get them to inspect it to see whats all wrong with it and what needs replacing and here is what I was told:
- Brake Fluid is dirty
- Cam seal is leaking
- Distributor housing is leaking
- steering pump is seeping
- CV Axle boots need to be replaced
- Rack and pinion is leaking ( they said it needs a new one)
and here is what I have noticed about the car:
- the coolant/radiator fan doesn't come on at all but the temperature gauge never shows the car is overheating
- there wasnt any coolant in the coolant reservoir/overflow tank and when I opened the radiator cap the coolant was right to the top.
- the car shudders a lot at Idle when the A/C is on and slightly when it isnt on ( is this caused from the faulty coolant fan?)
- when I press down on the clutch I hear a squeaking noise
- And my CD player rejects every CD I put into it!!!
Any help would be greatly appreciated!

All that stuff is going to cost a pretty penny from a dealer.

However, a lot of it can be done for free by you. Unfortunately, the parts prices are still going to kick your ass, sense it would be a good idea for many of them to come from a honda dealer.

-Brake fluid--Can be flushed by you, but I have never done it before, from what I can tell, it's not too hard.
-Dist housing leak--Extremely easy and quick. Unbolt dist, pull out. Look at old o-ring which is typically hard as a rock, replace with new, reinsert dist, done!
-Cam seal--Here's the problem: there are three. One at the rear of the engine, and the other two at the front(cam gear side). The one at the rear is easy, and doesn't require the removal of much stuff, just a cam holding plate, and you MUST retorque them correctly!!!!----The other side(front) are harder, you have to actually remove the timing belt and makes sure that the timing is kept perfectly, or just reset it when done. You need to take the cam gears off if I remember correctly. You gently slide the old seals out with maybe a screwdriver, and then slip the new ones in with a little hondabond.
-Steering pump is probably the most direct and easy accessory you can need to replace.
-CV axles are extremely expensive from Honda, but I don't know about axles from autoparts stores..... Installing isn't exactly a 15 minute breeze, but it's worth the money saved man.
-Rack an pinion is leaking????

the squeaky clutch is prob bc of the clutch pedal assist spring. here's the TSB to fix:

and the cv boots by themselves are pretty cheap (~$26 iirc), but if u don't do them yourself, it would be about $300 worth of labor. at least that's what i was quoted to do mine from the dealer.

^^Really?, are they that cheap for the boots alone? Are those OEM boots directly from Honda?

Ya Idk about Honda one's but off-brand boot kit's with grease can be as cheap as $12. When mine went out I didn't notice until it was popping and at that point you might as well just replace the axle. As I recall, the axle was about $60-80 and labor was $100 (just on one side).

Then your steering issues,
CVaxle
Brake fluid(only because it's dirty; it is still there and doing it's job--so it can wait)
Cam/dist seals.
Motor shuddering(could be an array of things)

It's whatever YOU feel is important. What I stated was importance by safety and drive-ability.

When I found out my boot was ripped, I heard it was too much of a pain in the ass to replace just the boot alone so it was wise to just replace the whole axle. It cost me about $175 at a mechanic.
